CGI Window Replacement: The Fountainebleau Owner’s Guide

We stock and install CGI-compatible window replacement parts and full sashes for Fountainebleau homes, with most replacements running $225-$700 installed depending on the part and your CGI series. If you’ve got a window that’s fogged between the panes, sagging on its frame, or a latch that won’t catch, we can usually identify the exact part from the label on your window or a few measurements, and have it ordered or installed within days, not weeks. Most owners discover the problem the way you did: they see a crack, feel a draft, or hear the glass rattle when the wind picks up, and suddenly that window isn’t something they can ignore anymore.

Which CGI Models This Applies To

CGI makes impact-rated windows and doors across several product lines, but the ones we see most in Fountainebleau homes are the Estate Collection and the Targa series, along with a fair number of older Sentry-line windows from the early 2000s. The compatibility gotcha with CGI is that the frame profiles changed when they updated the Estate line around 2012, so a replacement sash or balance sold for a newer Estate window will not fit an older Estate window with the same rough measurements. Always check the label, not just the glass size. You’ll find a white or silver sticker on the inside track or the top of the sash with a product code and a serial number; that code is what tells us the true series and production year.

On OEM versus aftermarket: for glass units, we order genuine CGI insulated glass units because the impact rating depends on the exact lamination and spacer system CGI specifies. For hardware like latches, balances, and weatherstripping, there are high-quality aftermarket equivalents that match or exceed the original, and we keep many of those on the truck. As an independent installer, we’re not affiliated with CGI, but we’re an authorized installer for their products, which means we can order directly and avoid the middleman markup you’d get from some national franchises.

Signs Your CGI Window Replacement Is Failing

  • Fog or condensation between the panes. The seal on the insulated glass unit has failed, letting Florida humidity inside the air space. Once that happens, the gas fill is gone and the glass will never clear on its own.
  • Rust streaks or staining near the corners of the frame. This is common on older CGI aluminum frames in Fountainebleau where salt air and heavy summer rains work on the powder coat. The structural frame may still be fine, but the finish is compromised and the weep system may be clogged.
  • A latch or lock that sticks or won’t fully engage. CGI multi-point locks are sturdy but the internal springs and cams wear out. A window that won’t lock is also an impact-rating liability if a storm comes through.
  • Sash that drops when you open it or won’t stay up. The block-and-tackle balances or spiral balances inside the frame have lost tension. This is repairable with a replacement balance, not a full window replacement.
  • Water visible on the interior sill after a hard rain. This usually means the weatherstripping has compressed or the weep holes are blocked. Left alone, it leads to interior wall damage and mold in a hot, humid climate like ours.

Replacement Cost & What’s Included

For Fountainebleau homes, here’s what we typically see on CGI window replacement work:

  • Balance replacement (per window): $95-$170 installed
  • Latch or lock replacement: $60-$140 installed
  • Weatherstripping refresh (per window): $45-$110 installed
  • Insulated glass unit replacement: $325-$700 installed, depending on glass size and whether it’s laminated impact glass
  • Full sash replacement: $400-$850 installed for standard CGI Estate or Targa sizes

Every quote is a fixed, line-item price: the part, the labor, and the tax. We don’t hand you a number and then discover a “surprise” on install day. Every replacement carries our workmanship warranty, and if something’s not right, we come back. That’s the Done Right Promise: Ed Winslow put his name on the door, and he answers for every job we do.

DIY or Call Us?

You can safely check a few things yourself: look for the label I mentioned earlier, take a photo of the window from inside and out, and note whether the problem is on the left or right side if it’s a double sash. That helps us bring the right part on the first trip. What we don’t recommend is pulling out a sash with impact glass on your own. Those units are heavy, the balances are under tension, and a mishandled laminated glass panel can crack or pinch, and that’s an expensive mistake plus a safety hazard. If the issue is a balance or a latch, give us a call at (727) 620-6983 and we’ll talk you through what you’re looking at over the phone, then set up a time that works for you.

What Neighbors Say About Winslow Windows & Doors

★★★★★

"We sat out a hurricane behind the windows Ed put in. The gusts threw a neighbour's trampoline down the street and the loudest thing in our house was the kettle. I rang him after to say thank you and he answered his own phone, same as always."

TThaddeus Okonkwo
★★★★★

"Three big companies quoted us and every one sent a salesman with a leased truck. Ed turned up in a truck with his own name on the door, quoted less, and his crew were the same faces on day one and day nine."

YYolanda Betancourt
★★★★★

"A tile roof repair and new windows from the same company meant one crew, one permit runner, and nobody blaming the other trade. Ed checked the roof work himself before the tarp came off."
